Cancellation Policy - Bed and Breakfast
As a small bed and breakfast dealing almost exclusively with advance reservations, date changes and cancellations affect us significantly. Consequently, we require a minimum of two weeks advance notice of any change to your reservation, including a change of dates, change in number of nights, or cancellation. As long as this notice is given, we will refund your payment, less $25 processing fee per room. If canceled or modified later or in case of no-show, the total price of the reservation will be charged. The only exception will occur if we are able to re-rent the room/s to fill the entire original booking for the full reservation amount, at which time we will make the same refund as described above. No-shows will be charged the full amount of the reserved stay.

Deposit Required
To hold your reservation, 50% of the total reservation price will be charged at the time of booking.
Breakfast
- Full breakfast is included in the B&BÂ room rate.
- Breakfast is not served in Guest Cottage.
Allowances
Well-behaved and supervised children over the age of 6 are welcome.
Cancellation Policy - Guest Cottage
We require a minimum of two weeks advance notice of any change to your reservation, including a change of dates, change in number of nights, or cancellation. As long as this notice is given, we will refund your deposit, less 10% of the total reservation amount. Without this notice, total price of the reservation will be charged. The only exception will occur if we are able to re-rent the Guest Cottage for the full reservation amount, at which time we will make the same refund as described above. No-shows will be charged the full amount of the reserved stay.
Guest Cottage Minimum Stay Required
There is a two night minimum stay required when you book our Guest Cottage. A multiple night minimum is required during Holiday/Special Events. We do not take the security deposit but valid credit cards of all our guests must be presented at time of booking as a security in the event of any damage. We provide towels, linens, toiletries, fully equipped kitchen, and wood for the wood stove. Max. occupancy for the house is 8 people. No surprises please. There is no breakfast provided for Guest Cottage guests.
We Are a Non-Smoking Facility
No smoking allowed in rooms or any buildings.
Please Note: a $250 cleaning fee per day will be charged for violations.
Pets
We regret that we cannot accommodate pets. Please ask if you rent our Guest Cottage.
Fees
- 8% New York State Sales Tax is not included in room rates.
- A $25 Fee charged for each unreturned room key.
- $30/night to add a Rollaway Bed (if allowed in a particular room). This charge includes our breakfast. A Rollaway Bed must be reserved prior to arrival.
